Consulting
Value engineering: With fluctuating labor and material costs and blown budgets, we are seeing an increase in the need for this service. We however take a different approach; we not only look at the project from the perspective of reducing costs to meet a budget, but from the perspective of giving the client the best value for that budget while still achieving the building value and protecting equity.
Cost estimating: ATEL provides reliable and comprehensive cost estimating and preconstruction services to developers and contractors on various projects using the latest computer technology. Our staff has extensive experience in cost estimating system including SUCCESS, MII, M2, BCOM, CSI and Unit Format. We stand out from our competitors because we implement our unit pricing system that is based on logistic, local wage rate, current material price and labor production.

Scheduling: ATEL’s scheduling services typically go hand-in-glove with estimating services, but also are offered on a stand-alone basis. We evaluate the needs, the challenges and the mitigation processes on a project and develop a best case schedule that accounts for them. We achieve this by utilizing our Primavera Portfolio Management® (P6) and we monitor the schedule very closely and create recovery schedule in the event that a delay occurs.
Building conditions assessment: We work with real estate portfolio managers to optimize their goals with our strategies and support. We review existing facility conditions, make necessary recommendations, and projections on construction and maintenance costs over its lifetime.

Constructability/peer review: We assess the accuracy and completeness of construction plans and specifications to corroborate schedules and budgets. Our review looks for document inconsistencies and completeness, potential liability, coordination issues, and missed details, among others. It also identifies and eliminates ambiguities and contract language that contribute to unnecessary construction change orders, disputes, and adversarial relationships between the contractor, owner, designer, and project stakeholders.
Construction management: ATEL manages the organized chaos that construction projects are synonymous with. We can act as the client’s representative during the entire construction process while looking out for their best interest. We utilize our expertise to ask the right questions and set up protocols that benefit the project’s schedule and budget. Our involvement begins during the pre-construction phase where we write and evaluate scope, schedule, pricing, project budget and contractor qualifications. We then carry over our efforts to the construction administration of onsite operations by the subcontractors.

Change order management: Change orders are a major source of cost overruns on projects, and can impact the project schedule immensely. As partners on a project, we work on tracking, managing and resolving change order situations early to avoid contractor/subcontractor relationships and schedule issues. We have experience evaluating and managing change orders for Owners, General and Subcontractors to ensure labor rates, overhead, profit and other fees are billed correctly.
General Construction: ATEL CONSTRUCTION handles different facets of construction services. We work as a general contractor, handling the requirements and we harness our strong relationships with the subcontracting community.
- Our subcontractors are loyal part of our team and remain so because of the mutual respect that we afford each other on our construction projects, leaving the client as the sole benefactor as a result of a successful, on budget and on schedule project.
- As a general contractor, we have learned that effective communication of the scope of work and project documents, as long as straight talk when it comes to payment terms are key to a healthy relationship with our subcontractors. They are our strength in this regard and we hold that relationship paramount which is why our relationships in the subcontracting community dates back 15 years.
- We have more than 100 skilled workers: Master carpenters painters, laborers, masons and roofers. They add to the cost savings we provide when we self-perform our work. We hone their skills through our in-house training program and vendor product training seminars.
Our warehouse is outfitted with equipment and tools required for the effective execution of our work and we continue to grow capacity by making capital investments in them
